What Trilogy at Vistancia Golf Club's governing documents say
Trilogy at Vistancia is a master-planned community in Phoenix, AZ featuring an 18-hole championship golf course. This document establishes golf privileges for homeowners and the golf course operator's maintenance obligations; it does NOT cover general residential rules, which are in the separate Trilogy Declaration CCR.
- Golf privileges for designated users: Up to 4 residents per lot (the owner or occupants) can be designated to use the course; designations can change every 6 months or transfer automatically when the lot sells. Only designated individuals can play; general tenants or guests cannot use the course unless formally designated.
- Tee time reservations: Designated users can reserve tee times starting 2 days before the general public (1 day before other Vistancia residents); limited to one foursome per lot per day. The course may close for up to 12 full days per year for private tournaments.
- Greens fees & discounts: Designated users receive at least a 20% discount off regular rates; other Vistancia residents get at least 10%. Discounts do not apply Friday through Sunday or holidays, and cannot be combined with other promotions or programs.
- Golf cart usage: You may bring your own electric golf cart if it carries liability insurance naming the golf course owner, is registered with the State of Arizona, and you pay a trail fee set by the operator.
- Golf course maintenance & operation: The course is maintained as an 18-hole championship facility; maintenance work runs 1 hour before sunrise to 1 hour after sunset. The operator retains all revenue (greens fees, cart rentals, pro shop, restaurant); homeowners have no ownership stake or control over operations.
- Property boundaries & easements: The document creates easements for drainage, utilities, and construction access across both properties; golf course users have a right to cross residential streets via golf cart or on foot. Fencing at the golf/residential boundary has shared maintenance obligations between the operator and the association.
- Scope of this document: This CCR addresses only golf course rights and the physical boundary between properties; general residential rules (architectural review, pet policies, landscaping, assessments, amenities) are governed by the separate Trilogy Declaration.
