You own your individual unit in fee simple and share ownership of common elements and limited common elements (patio/balcony, parking, storage) with other owners. The association handles maintenance of common elements and carries master insurance. This declaration governs use, occupancy, leasing, pets, and other restrictions.
- What you own & maintain: You own your unit's interior space (walls, floors, ceilings) and have exclusive use of assigned limited common areas (patio/balcony, parking space, storage). The association maintains all common elements and limited common elements. You are responsible for interior maintenance and repairs, including windows and doors.
- Leasing & rentals: Only entire units may be leased. Leases must be in writing and subject to this declaration. Transient or hotel use (short-term rentals) is prohibited. Tenants must comply with all rules.
- Pets: Dogs, cats, birds, or fish may be kept as household pets with prior association approval, provided they do not become a nuisance. Other animals (reptiles, etc.) require written approval. No breeding of any animals is allowed.

No business, no exterior storage, no fences (except those installed by declarant), no exterior antennas or signs (except for-sale/rent signs meeting specifications). Clotheslines are prohibited. No structural changes without association approval.
- Parking & vehicles: Each unit has an assigned covered parking space (limited common area). On-street parking is restricted to short-term deliveries and guests. No vehicle storage, abandonment, or repair within view of neighbors without approval.
- Insurance & damage: The association carries master casualty and liability insurance on the property and common elements. Owners should insure personal property and additional liability themselves. In case of damage, the board oversees repairs; major destruction may trigger a vote to terminate the condominium regime.
