Wildflower Point is a single-family residential community in Phoenix, AZ where you own your individual lot and maintain a single-family home, subject to mandatory architectural review and detailed covenants that govern the community's appearance and use. All exterior improvements, alterations, and changes require approval from the Architectural Committee before proceeding.
- What you own & maintain: You own your individual lot and single-family home; the community has common areas (tracts) for shared use. You are responsible for maintaining the exterior of your home, landscaping, and property appearance per the covenants.
- Architectural review (mandatory): All exterior changes—construction, alterations, repairs, fencing, painting, landscaping—require written approval from the Architectural Committee before work begins. The Committee can refuse approval for aesthetic or suitability reasons; decisions are final, and the Committee has no liability for their decisions. Approval is deemed granted if the Committee does not act within 30 days.
- Single-family restriction: Only single-family residential use is permitted. No business, trade, profession, or gainful occupation may be conducted on the property. No guest houses, servants' quarters, or structures other than one private residence, garage, or carport are allowed.
- Leasing & rentals: You may rent your entire lot to a single family, but you cannot subdivide the lot or rent portions of it. Short-term or vacation rentals are not permitted.
- Vehicles & trailers: No mobile homes, recreational vehicles, boats, trailers, truck campers, or permanent tents are allowed on the property or visible from neighboring properties (except during emergency repairs or approved construction). Garages must be used for parking at least one vehicle.
- Utilities & outdoor infrastructure: All utility lines—electric, telephone, television, cable—must be underground or concealed. No outdoor antennas or transmission devices are permitted unless approved by the Architectural Committee.
- Property maintenance standards: New owners must complete landscaping within 90 days. All vegetation must be neatly trimmed and free of weeds and trash. Buildings must be kept in good repair and properly painted. Garbage and trash must be in covered containers, concealed from neighboring properties except during collection. Outside clotheslines are not permitted unless concealed in a fenced service yard.
- Lot subdivision & rental of portions: Lots cannot be subdivided into smaller parcels or sold/transferred in part without Architectural Committee approval. The entire lot must be kept as one unit and rented only as a whole to a single family.
