What Ramblewood North Homeowners Association's governing documents say
Ramblewood North is a planned community with individually owned units and shared common elements, governed by a homeowners association. These Rules & Regulations supplement the CC&Rs and cover day-to-day conduct, appearance, and use of property. All residents and owners must follow them.
- Architectural changes & modifications: Any exterior alteration—including to patios, balconies, garages, or common elements—requires prior written approval from the Board via an Architectural Request form. Window coverings must be neutral-colored and specifically designed for windows; bed sheets, foil, or reflective materials are banned. Satellite dishes may only be placed on a free-standing tripod on the front patio landing; other placements need Board approval.
- Pets: Pets must be kept on a leash no longer than 6 feet and under control when outside the unit. Owners must clean up droppings and prevent unreasonable noise (barking complaints go to police). Pets are prohibited in the pool area except service animals.
- Parking & vehicles: Each unit can obtain up to two parking permits, displayed on the left rear bumper or lower left back window. Parking is for residents only (primary residence), except designated guest spaces. Recreational vehicles (boats, RVs, trailers, etc.) are never allowed. Commercial vehicles may park only in designated areas. All vehicles must be registered and licensed. No vehicle repairs or storage on common areas. Guest parking is limited to 72 hours total per 7-day period without a permit. Fire lane and double-parking are prohibited and subject to towing.
- Pool rules: Pool hours are 8:00am to 10:00pm. Residents may have no more than 4 guests at a time without prior approval. Glass containers, food, drinks, tobacco, and alcohol are prohibited in the pool area. No diving, no running or horseplay. Portable audio equipment must be battery-operated and kept at a low volume. Swimming diapers required for incontinence. Pool keys replaced at $50, and account must be in good standing to obtain.
- Nuisances & prohibited items: No motorized scooters, go-carts, skateboards, ramps, or rails are allowed within the community. Trash or debris accumulation is prohibited. No grills of any combustible type (charcoal, gas, propane) are allowed on patios or landings; only shared charcoal grills in common courtyard areas may be used and must be cleaned.
- Signs & political signs: Only one 'For Sale', 'For Rent', or 'For Lease' sign, no larger than 18x24 inches, may be displayed inside a window. Political signs may be placed no earlier than 71 days before an election and must be removed within 3 days after. No other commercial signs are permitted.
- Garage doors & other rules: Garage doors must be kept closed except for ingress/egress. Towels, rugs, or clothes left out to dry must be removed within 24 hours. Planters on patio ledges are prohibited. All cables for satellite dishes or antennas must run inside interior walls; dishes cannot be attached to common walls or roofs.
