Sabre Court Condominiums is a 34-unit condominium community in Phoenix, AZ (Sun City Unit 24-C). You own your individual unit and share ownership of common elements maintained by the association. These amendments, most recently updated in October 2025, establish the rules for ownership, maintenance, rentals, insurance, and assessments.
- What you own & maintain: You own your unit's interior—roof, patio, HVAC system, pipes, wires, walls, fixtures, foundation, ceiling, and garage or carport—and must maintain them. The association handles exterior painting. You also maintain any limited common elements (such as utility lines or landscaping) allocated specifically to your unit.
- Leasing & rentals: Rentals are capped at 20% of units (7 of the 34 total). To rent your unit, you must submit a written request to the Board, receive certified approval on a first-come-first-served basis, and register the property as a residential rental with Maricopa County Assessor within 10 days. You must provide all renters with copies of the Declaration, Bylaws, and Rules.
- Insurance requirements: You must obtain property insurance on your unit and improvements and provide proof of coverage within 30 days of becoming an owner or by your annual renewal date. The association insures common elements at no less than 80% of actual cash value. If damage to common elements is caused by you, your guests, or invitees, you personally pay the association's insurance deductible.
- Assessments & payment terms: Regular assessments are levied per unit. If an assessment is not paid within 15 days of the due date, a late fee of $15 or 10% of the unpaid amount (whichever is greater) may be charged. Special assessments require written approval from at least 25% of voting unit owners at a properly called meeting.
- Insurance insufficiency & additional assessments: If insurance proceeds are insufficient to repair or replace damaged common elements, the Board may levy an additional assessment divided proportionally among all unit owners to cover the deficiency.
- Board authority & roof rules: The Board may make rules to maintain construction standards and compatibility for roofs and can impose monetary penalties for failure to comply with insurance proof requirements or other rules.
