What Galleon Cove Condominiums's governing documents say
Galleon Cove Condominiums is a 48-unit condominium community in Phoenix, AZ governed by a Declaration of Condominium (CC&Rs). As a unit owner, you own your individual apartment and share ownership of the common elements with all other owners. The rules apply to all owners, occupants, and guests, and are enforced by the homeowners association.
- Leasing & rentals: Only entire apartments may be rented. Leases must be in writing, for a minimum term of 31 days, and require the tenant to comply with the governing documents.
- Pets: Only household pets are permitted inside units. The board may limit the number and kind of pets and may adopt additional rules regulating pets.
- Parking & vehicles: Each unit has exclusive use of two designated parking spaces. Parking is limited to passenger vehicles; campers, vans, boats, trucks, trailers, and recreational vehicles may only be parked in designated 'RV' areas.
- What you own & maintain: The association maintains common elements (exterior, structural components, utilities within walls). Owners are responsible for all interior surfaces, fixtures, appliances, and their unit's refrigeration unit. Any maintenance or repairs caused by negligence are the owner's responsibility.
- Assessments & fees: Each unit pays a share of common expenses based on its fractional ownership interest. Assessments may be regular or special; late payments incur interest and a $5/month late fee. Unpaid assessments become a lien on the unit.
- Use & occupancy restrictions: Units must be used as private residences occupied by a single family and its servants/guests. No business activities are allowed except for limited professional use (e.g., personal library, business calls). Nuisances, unlawful activities, and anything that increases insurance costs are prohibited.
- Alterations & exterior appearance: Nonstructural interior alterations generally do not require approval, but any change visible from outside (including windows, patios, fencing) needs board approval. No reflective materials on windows or surfaces visible from outside.
