What Woodglen Square's governing documents say
Woodglen Square Unit II is a condominium community in Phoenix, AZ. This document is a Board Resolution that adds specific rules on water damage prevention, insurance deductibles, and mold remediation. It does not replace the full Declaration or Bylaws, but supplements them with detailed owner obligations.
- Insurance deductible responsibility: If damage occurs solely to your unit, you pay the full insurance deductible unless another owner's negligence caused it. If multiple units or common elements are damaged, the deductible is prorated. If a unit owner's negligence causes damage, that owner pays the entire deductible. The Board determines the amount, and unpaid amounts become a special assessment.
- Required plumbing upgrades: Owners must install steel-braided toilet fill hoses with steel connectors and ball valve shutoffs; steel-braided washer hoses; copper, steel-braided, or nylon mesh tubing on ice maker refrigerators; steel-braided hoses with shutoffs on sink water supplies; and copper or steel-braided hoses on dishwasher connections. These replace plastic or rubber components.
- Water shut-off for vacant units: If a unit is vacant for more than 3 days, the owner must shut off the water supply to the extent possible. If vacant for more than a week, a weekly inspection must be performed to check for leaks or damage. Owners must also provide a contact person and insurance information upon request.
- Prohibited items in plumbing: Owners, residents, tenants, and guests are prohibited from flushing or throwing any foreign objects (e.g., female hygiene products, non-toilet paper) into the plumbing. If such an object causes damage to a common sewer line, the cost is charged to the responsible owner and may become a lien.
- Mold remediation responsibility: Mold is not covered by the association's insurance. The unit owner is responsible for all mold remediation inside their unit, including cleaning contaminated items and costs of alternate lodging. If mold in common areas or other units results from an owner's act or neglect, that owner must remediate and provide certification. Refusal allows the association to enter, remediate, and charge the owner, creating a lien.
