Williamson Valley Ranch is a rural residential subdivision in Prescott, AZ, governed by a road association — you own your parcel and are a member of the Williamson Valley Ranch Road Association, which maintains the roadways and easements. These covenants apply to all parcel owners and set minimum building sizes, restrict certain home types, limit parcel division, and regulate fencing, utilities, signs, animals, and vehicles.
- Building & home restrictions: Principal residences must be at least 1,500 square feet of living area (excluding open porches and carports). Guest houses, private garages, barns, and storage facilities are allowed. Geodesic domes, manufactured homes, and A-frames are not permitted. Temporary residences (motor homes, travel trailers) may be used during construction for up to 6 months, except on parcels 4-9 and 21-24.
- Parcel division & minimum lot sizes: No parcel may be created smaller than 3 acres for Parcels 6-9, 15-29, and no smaller than 7 acres for Parcels 1-5 and 10-14.
- Fences & structures: No solid wall or fence over 6 feet in height. Parcels with livestock must be fenced to approved standards. Fences must not encroach on easements.
- Utilities & signs: All power, telephone, television, and cable lines must be underground (except existing lines as of July 16, 1999, and certain above-ground lines along parcel edges as amended). Signs for sale or rental are allowed, but no larger than 18" x 24".
- Animals & vehicles: Livestock, poultry, and domestic animals must be confined to your parcel and not create a nuisance. Unused or inoperable vehicles may not be stored on any parcel except in an enclosed garage.
- Road association & assessments: All parcel owners are members of the Williamson Valley Ranch Road Association. The association maintains roadways and easements, carries insurance, and may impose assessments. Assessments are equal per parcel (with adjustments for non-contiguous parcels). The initial assessment was $100/year for the first two years. Annual assessment increases are capped at 20% without member approval.
- Late payments & penalties: Assessments are delinquent if unpaid 20 days after invoice mailed. Late charges are the greater of $15 or 10% of the unpaid amount. The association may impose fines after notice and hearing; late payment of fines also carries the same late charge. Unpaid assessments and penalties become a lien on the parcel.
- Developer rights & amendments: The developer retains control of the association until two-thirds of its parcels are sold. During that time, the developer can amend the declaration without owner approval. After developer control ends, amendments require approval of more than 67% of all members.
