Belcara at Pima Road is a standard single-family home subdivision with a homeowners' association (HOA). This document is the governing declaration that applies to all lot owners, detailing rules on construction, use, and maintenance designed to protect property values.
- Architectural review & approvals: Any exterior changes, landscaping, or construction must receive prior written approval from the Architectural Committee. If no response within 60 days, approval is deemed granted.
- Building & design standards: Minimum dwelling size is 2,500 sq ft (excluding garage, porches, etc.); max 2 stories and 30 ft height. Allowed architectural styles are limited to Tuscany, Santa Fe, Spanish Territorial, Spanish Colonial, Mediterranean, or Santa Barbara. Roofing must be clay, sand cast, or concrete tile; no wood or composite shingles.
- Landscaping & maintenance: Front yard must be landscaped within 90 days of dwelling completion, including at least two 36-inch box trees. Owners must keep lots clean and free of weeds; the HOA may step in and bill the owner if not maintained.
- Parking & vehicles: Vehicles should be parked in the garage; a maximum of two vehicles allowed on the driveway. No street parking for more than 4 hours. Boats, RVs, trailers, and commercial vehicles are prohibited without committee approval.
- Pets: No more than three household pets (dogs, cats, etc.) allowed per lot. Pets must be kept quiet and not allowed to stray onto neighboring lots.
