Creek View Ranches is a single-family residential subdivision in Queen Creek, Arizona, where you own your individual lot and house subject to homeowners' association rules, assessments, and strict architectural review. The association manages common areas, enforces design standards through an Architectural Committee, and sets requirements for landscaping, vehicle storage, and permitted uses.
- What you own & maintain: You own your lot and house; minimum livable area is 1,500 sq ft. The association maintains common areas, and you must keep your building in good repair and meet all architectural standards.
- Assessments: Annual per-lot assessments automatically increase 5% or CPI annually (whichever is greater) from 2000 onward, plus additional increases for utility or insurance rate changes. Further increases require a 2/3 member vote. Unpaid assessments accrue 12% annual interest and create a lien on your property.
- Architectural review & approval: All exterior work—buildings, fences, landscaping, colors, roof materials, and alterations—requires Architectural Committee approval before construction. Committee approval is automatically granted if you receive no response within 30 days of submission.
- Landscaping & maintenance: Lawns must be mowed and kept free of weeds and debris; dead plants must be replaced. You must plant two Heritage Live Oak trees (24" box size) within 10 feet of the road. Buildings must be kept in good repair.
- Parking & vehicles: All vehicles must be kept in garages, driveways, or Association-designated areas; street parking is prohibited. Vehicles over 1 ton are not allowed (except pickup trucks ≤1 ton used for regular transportation, or RVs ≤7 ft tall and ≤18 ft long). No inoperable vehicles can be visible from neighboring properties.
- Residential use restrictions: All property is for single-family residential use only; no home-based business that creates a nuisance. Roof must be tile (subject to Committee approval). All utilities must be underground. Satellite antennas cannot be visible from neighbors; satellite dishes must be installed below the fence line.
- Pets & animals: A reasonable number of domestic house or yard pets are allowed. Maximum of two horses per lot. Animals must not create unreasonable noise or constitute a nuisance. Housing structures for animals cannot be visible from neighboring properties without Committee approval.
