What Superstition Country's governing documents say
Superstition Country is a subdivision of single-family mobile home lots in Queen Creek, AZ, with an age-restriction overlay. This document is a Declaration of Restrictions binding all lot owners—it defines what you can build, how you can use your lot, and limits on occupants and visitors. There is no homeowners association; enforcement is by neighboring owners or county authority.
- Age restriction: Each occupied dwelling must have at least one person age 50 or older, and no one age 18 or under may reside there for more than 90 consecutive days. This restriction is imposed by a Senior Citizen Overlay (1983) and enforced by County Authority.
- Homes & structures: Only one modern mobile home with kitchen, flush toilet, and bath is allowed per lot. Setbacks: at least 20 feet from front, 5 feet from side, 8 feet from rear (10 feet from side street on corner lots). All structures must be painted with at least 2 coats of paint or 1 coat of stain and maintained.
- Pets & animals: No horses, cattle, goats, hogs, rabbits, poultry, or similar livestock. Permitted pets are limited to 2 per household: dogs, cats, and pet birds. Birds must be caged; dogs must be in an enclosed area or on a leash. No commercial use of animals.
- Vehicles & storage: No tow trucks, construction machinery, or tractors may be stored or parked on any lot. A small vacation trailer, camper, van, motor home, or boat may be stored on the rear portion of the lot if not detrimental to appearance. No washing machines or other appliances may be kept outside an enclosure.
- Visitors: Visitors with travel trailers, campers, or motor homes may not remain on any property for more than 2 weeks. They must park their vehicles to the back of the lot.
- Yard maintenance & nuisances: Yards must be maintained year-round, free of weeds and debris. During owner absence, arrangements must be made for maintenance. No act that may become a nuisance is permitted. Clotheslines must be on the rear of the lot, not strung between awning or ramada posts.
- Duration & enforcement: These restrictions run with the land and are binding until January 1, 1995, then automatically renew for 10-year periods unless a majority of lot owners vote to change them. Any owner can enforce by legal action; violation does not affect existing mortgage liens.
