Will Rogers Equestrian Ranch is a single-family residential subdivision in Queen Creek, Arizona, designed for horse owners. Individual lot owners own their homes and land, while the association maintains common areas including a shared Equestrian Facility with stalls. The community enforces strict architectural standards and allows horses only at the Equestrian Facility, not on individual residential lots.
- What you own & maintain: You own your individual residential lot and any structures on it. The association maintains the common areas, Equestrian Facility, landscaping, and perimeter fencing.
- Leasing your lot: You may lease your entire lot for a minimum of 30 days (no shorter rentals or transient use). Leases must be in writing, subject to the community rules, and a copy must be provided to the association before the lease starts. You remain fully responsible for your tenant's conduct and compliance.
- Horses & the Equestrian Facility: Horses and mules must be kept at the shared Equestrian Facility, not on your residential lot. One pipe stall is provided per lot. Horses must be vetted twice per year; no more than one animal per stall except a mare with a foal under six months old; and all animals must be removed when you sell your lot. No stallions are permitted.
- Household pets: Dogs, cats, and household birds are allowed only in numbers and types that do not create a nuisance or disturb neighbors. The Board may require immediate removal of any animal it determines to be a nuisance.
- Building & architectural standards: All homes must be new construction with a minimum of 1,600 square feet, brick/stone/stucco exterior, shake or concrete-tile roofs, and a minimum two-car garage. Only block fencing (no wood) is permitted; all mechanical equipment must be ground-mounted and screened. The Architectural Control Committee must approve any modifications or departures from these standards.
- Annual assessments & fees: The initial annual assessment is $1,080 per lot, automatically increasing each year by the greater of 10% or the Consumer Price Index. The Board may levy special assessments for capital improvements with a two-thirds vote. Late payments incur 12% annual interest and a $25 late fee.
- Community governance & voting: Lot owners automatically become association members with voting rights. During development, the declarant/developer holds Class B membership (three votes per lot); once all lots are sold, all memberships convert to Class A (one vote per lot). Tenants have no voting rights.
- Business use restrictions: The subdivision is restricted to single-family residential use only. No home-based business is permitted except activities conducted entirely within the house that conform to zoning, do not increase insurance liability, and do not create nuisances through traffic or parking.
