What Greystone Ranch's governing documents say
Greystone Ranch is a rural subdivision in Sacaton Flats Village, AZ, governed by a Declaration of Covenants, Conditions, and Restrictions (CCRs) recorded in 2001. These CCRs apply to all parcel owners and are intended to preserve the natural desert character, prevent nuisances, and maintain the area's serenity. The restrictions run with the land and are enforceable by any owner until at least 2030, with automatic 10-year extensions unless 75% of owners vote to terminate.
- Minimum lot size: No parcel may be less than 10 acres. Each 10-acre parcel may have one primary dwelling and one guest/caretaker dwelling (max 800 sq ft).
- Dwelling type & size: Primary dwellings must be site-built, at least 1,300 sq ft of living area (excluding garages, porches, patios). Manufactured homes, mobile homes, modular homes, and trailers are permanently prohibited, except that a mobile home or RV may be used temporarily during construction (max 18 months, with a building permit, must be <10 years old, skirted, and removed before the 18 months end). This exception can be used only once.
- Building restrictions: Structures cannot exceed one story or 23 feet in height (measured from average natural grade). Prohibited: geodesic domes, A-frames, Quonset huts, metal buildings (except outbuildings/barns with neutral earth-tone metal panels). Exterior colors must be neutral earth tones—no bright white, off-white, or highly reflective colors (except concealed flat roofs with white reflective coating). No building on prominent high points that are easily visible from adjoining parcels.
- Setbacks: Dwellings and guesthouses must be set back at least 50 feet from parcel boundaries. Animal pens, corrals, barns, and storage buildings also require a 50-foot setback.
- Animals: Commercial livestock operations and noisy animals are prohibited. Per 10-acre parcel, allowed: dogs and cats (not a nuisance); up to 8 horses, mules, burros or combination; small animals/fowl (not a nuisance); and other household pets. Animals must be confined by fences or walls. All appropriate measures to prevent odors and unsightly accumulations are required.
- Vegetation & clearing: Removal of saguaro cactus and any tree with trunk >4 inches diameter (measured 1 ft above ground) is prohibited unless necessary for construction. Maximum clearing of native vegetation per 10-acre parcel is 30,000 sq ft. Replanting of unnecessarily removed native vegetation may be required if requested by an adjoining owner or the Declarant.
- Vehicles & storage: Non-operative vehicles, parts, trailers, and boats must be stored out of view (within a fully enclosed building, fence, or vegetation). Repetitious operation of off-road vehicles (racing, circular) is prohibited on the property or roads. No dumping of rubbish or debris; no outdoor storage of bulk materials except during construction.
- Commercial use & firearms: No commercial or business activities allowed, except normal in-home businesses permitted by law. Commercial farming, orchards, apiaries are prohibited. Discharge of firearms is prohibited; hunting, trapping, killing, or poisoning wildlife is prohibited.
