Ghost Ranch is a single-family home planned community in Casa Grande, AZ. The Declaration of Covenants, Conditions and Restrictions (CC&Rs) establishes the rules for all homeowners, residents, and tenants. The community is governed by the Ghost Ranch Community Association, which maintains common areas and enforces the rules.
- Architectural review: All exterior changes to a lot, including construction, fences, landscaping, and paint colors, require prior written approval from the Design Review Committee. The committee can deny based on aesthetics, and its decisions are final. If no decision is made within 45 days, approval is deemed granted.
- Use restrictions & home businesses: Lots are for residential use only. Home businesses are allowed if not visible or detectable from outside, involve no customer visits or employee non-residents, and comply with all listed conditions. Leasing a residence is not considered a business.
- Leasing & rentals: Owners may lease their entire lot for a minimum initial term of one month. Leases must be in writing and subject to the CC&Rs. The owner must provide the association with lease dates, tenant names, and contact info at least 10 days before occupancy. Subleasing is prohibited.
- Parking & vehicles: Vehicles must be parked in the garage if space permits; otherwise on the driveway. No commercial vehicles, recreational vehicles, or trailers visible from neighboring property. Inoperable vehicles and visible repairs are not allowed. Street parking is prohibited if garage or driveway space is available.
- Pets: Reasonable numbers of dogs, cats, and household birds are allowed, as determined by the Board. Dogs must be leashed (max 6 feet) when off the lot. No livestock, poultry, or reptiles. Owners must clean up pet feces on common areas.
- Assessments: The Association levies regular and special assessments on each lot. Nonpayment creates a lien and may result in suspension of common area use and other remedies.
- Common area use: All owners and residents have an easement to use common areas, subject to Association rules. Use can be suspended for nonpayment of assessments or covenant violations. The Board may charge fees for recreational facilities.
- Airport proximity: Casa Grande Municipal Airport is approximately 1.5 miles north of the community. Aircraft noise and overflights are to be expected.
