What Casa Grande Professional Village, a Condominium's governing documents say
Casa Grande Professional Village is a condominium community in Casa Grande, AZ, designed exclusively for professional office use — not residential. You own a unit within a building and share ownership of common elements, which the association maintains. All units must be used for professional services such as medical, dental, legal, or similar offices.
- Use restrictions (professional offices only): Units may only be used as offices for professional services (e.g., medical, dental, law, engineering, accounting). Any other use requires zoning compliance and approval by the Board or all unit owners.
- Pets: No animals, birds, reptiles, or livestock are allowed, except fish in aquariums and service animals for disabled persons.
- Leasing & rentals: Leases must be in writing, provide a copy of the declaration and rules to the lessee, and include a clause that violations by the lessee are a lease default. The owner must notify the association at least 10 days before the lease term, providing dates, lessee names, and emergency contact. The owner is liable for any violations by the lessee or occupants.
- Parking & vehicles: No inoperable vehicles, repairs, or storage of trucks, trailers, campers, or boats anywhere on the property. Parking is allowed only in designated parking spaces. Bicycles may not be stored on common elements except in designated racks for no more than 24 hours.
- Signs: No signs on the exterior of buildings or visible from outside without prior written Board approval. The Board may permit identifying signs for a unit, subject to location, size, and style. Signs must also comply with city ordinances.
- Alterations & improvements: Nonstructural additions inside a unit require Board approval; structural changes require prior Board approval and a licensed architect/engineer certification. Any alteration visible from the exterior must be approved. The Board may require a security deposit, plans, and insurance.
- Assessments: Common expense assessments are levied per unit based on square footage (allocated in Exhibit C). Special and enforcement assessments may also be levied. Nonpayment can result in a lien and other remedies.
