This is not a typical HOA rulebook; it only addresses water replenishment fees and obligations. Owners must pay annual Replenishment Assessments, a one-time Activation Fee, and a Replenishment Reserve Fee (if applicable) to CAWCD for groundwater management.
- Water supply membership: Each parcel is automatically enrolled in the Central Arizona Groundwater Replenishment District to help meet the property's assured water supply requirements. The covenant runs with the land and binds all current and future owners.
- Fees and assessments: Owners are subject to an annual Replenishment Assessment based on the parcel's groundwater use, plus a Replenishment Reserve Fee (payable before the first sale or lease) and an Activation Fee (payable before issuance of a public report for subdivided lots).
