This document is an ancillary covenant, not a full homeowner association rulebook.
- Mandatory water district membership: Each parcel in Coyote Call is automatically a member of the Central Arizona Groundwater Replenishment District (CAWCD) and must pay replenishment assessments based on groundwater use.
- Replenishment assessment & lien: CAWCD levies an annual Replenishment Assessment per parcel. If unpaid, the assessment, plus interest and penalties, becomes a continuing lien on the property and a personal obligation of the owner at the time the assessment was due.
