What Johnson Ranch's governing documents say
These are legally recorded restrictions that apply to specific parcels within the Johnson Ranch master-planned community in San Tan Valley, AZ. They are not a complete set of homeowners' rules — they cover only two narrow topics: a requirement that certain land be used as a golf course, and a mandatory membership in a groundwater replenishment district that comes with an annual assessment. Homeowners and buyers should be aware that these obligations burden the land, but the documents do not address typical community rules like pets, parking, or architectural standards.
- Golf course land use restriction: Certain parcels (described in Exhibits) must be used solely as a golf course as defined by Arizona law. This restriction runs with the land for an initial 11 years, automatically renewed each year unless the owner records an amendment. The restriction benefits the tax status; no third party can enforce it.
- Groundwater replenishment assessment: Each parcel in specified units (Unit 2, Unit 3B, Unit 7) is automatically a member of the Central Arizona Groundwater Replenishment District. Owners must pay an annual Replenishment Assessment determined by CAWCD, based on groundwater use and excess calculations. The assessment is a lien on the property and a personal obligation of the owner at the time it was due.
