Mt. Vista Ranch is a single-family detached home HOA in San Tan Valley, AZ. This document is the full set of rules that bind all homeowners, covering use, maintenance, assessments, and architectural standards.
- Residential use & density: All lots are for single-family residential use only. Each dwelling must be occupied by one 'Single Family' (related persons or up to 3 unrelated individuals). No commercial activity or timeshares allowed.
- Minimum home size: Any new dwelling must have at least 1,800 square feet of livable area (excluding garage, porches, guest house, and patios), unless the Architectural Committee approves a smaller size.
- Architectural review: Almost all exterior changes—construction, alterations, landscaping, fences, roofing, solar panels, signs—require prior written approval from the Architectural Committee. Southwest architectural design is expected.
- Assessments & liens: Annual assessments are set by the Board, initially with a blank maximum (to be filled in), and can increase up to 5% per year or by CPI without a vote. Two-thirds member vote needed for larger increases. Assessments are a lien on the lot; delinquencies accrue interest at prime plus 3% plus late fees.
- Parking & vehicles: Cars, vans, and pickup trucks (under ¾ ton) must be parked in garages. RVs, boats, campers, and larger vehicles must be kept at least 40 feet from the front of the dwelling and behind the lot, unless in an approved RV garage. Street parking limited to 8 hours.
- Animals & equestrian use: Horses are allowed per Pinal County rules, must be fenced, and facilities kept clean. Household pets are allowed but not to run free, create noise, or become a nuisance. No commercial breeding or poisonous reptiles.
- Leasing: Owners may lease their dwelling to a single family, subject to all rules. The owner must notify the association of the lease term and tenant's name. No minimum lease term or cap on number of leases stated.
- Fencing & walls: Perimeter/boundary fences must be masonry (with integral color or painted to match home) or 3-rail PVC fencing. Chain link allowed only for interior small-animal enclosures, not as boundary fences. Cost of shared boundary fences is split equally between adjacent lot owners.
