What Stoneridge at Mountain View's governing documents say
Stoneridge at Mountain View is a standard single-family-home community in San Tan Valley, AZ — you own your lot and house, and the HOA maintains common areas (including perimeter walls and some landscaping). These rules apply to all owners, residents, and tenants.
- Architectural review: Any exterior change — including buildings, fences, paint, landscaping, grading, solar panels, satellite dishes, and window treatments — requires prior written approval from the Architectural Review Committee. Temporary structures, antennas, and flags are restricted.
- Pets: Only a reasonable number of common household pets are allowed. All pets must be kept in a fenced yard or on a leash, and must not cause noise or nuisance. Pet enclosures must not be visible from neighboring property unless approved.
- Leasing & rentals: Leases must be in writing and for a minimum of 30 days. The owner must notify the HOA and remains responsible for tenant compliance with all rules. The entire dwelling unit may be leased.
- Parking & vehicles: Vehicles must be parked in garages, carports, or driveways. Trucks over 1-ton, trailers, campers, boats, and similar equipment are prohibited if visible from neighboring property, common area, or street. Vehicles must have current registration.
- Assessments: The HOA levies annual and special assessments. Maximum annual assessment per lot started at $540 in 2002, can increase up to 25% yearly without owner vote, or more with a 2/3 vote. Special assessments for capital improvements require 2/3 owner approval. Assessments are a lien on the lot if unpaid.
- Use of property: Lots are for residential use only. Home businesses are allowed only if operated by a resident, incidental, no exterior signs or visibility, and limited to 25% of unit area. No temporary residences, no nuisance activities, no outdoor clotheslines visible, and no signs (except approved real estate signs).
- Maintenance responsibilities: Owners must maintain landscaping on their lot, including areas between sidewalk and street curb, and keep everything clean and in good repair. The HOA maintains common areas, perimeter walls (structural repair shared with owner), and some adjacent landscaping.
