- Residential use & leasing: All dwellings must be occupied by a Single Family (related persons or up to 3 unrelated individuals). Leasing is allowed for a minimum of 30 days; home exchange and foreign student programs without consideration are not considered leases.
- Minimum livable area: Each dwelling must have at least 2,000 sq ft of livable area on the grade level if one story, or 1,500 sq ft on grade plus 2,500 total if two story, split level, or with a basement. Open porches, garages, and guest houses are excluded.

- Architectural & landscaping control: All exterior improvements, landscaping, paint colors, fences, walls, and changes in grade require prior written approval from the Design Review Committee. Landscaping must be started within 90 days of occupancy and completed within another 90 days.
- Vehicles & parking: Vehicles must be parked only in garages or driveways. No inoperable vehicles, boats, trailers, or vehicles exceeding 3/4 ton may be visible from neighboring property or streets. Guest parking limited to 3 days. No repair work on lots or streets.
- Signs & roofing: No signs visible from neighboring property except for one 'For Sale/Lease' sign up to 500 sq in, address numbers, and signs required by law. Roofs must be clay/concrete tile or wood shake; metal roofs allowed with approval. Minimum roof pitch 3:12. No roof equipment without committee approval.
- Water replenishment assessment: Each lot is subject to a separate lien and annual assessment by the Central Arizona Groundwater Replenishment District for groundwater replenishment obligations, as recorded in a supplemental declaration. This assessment is a personal obligation of the owner at the time it comes due.
