ABC Ranch Estates is a planned single-family residential community in Scottsdale, AZ, with 145 individually owned lots. You own your individual lot and house; the association owns and maintains shared common elements (streets, landscaping, recreation areas) funded by uniform per-lot assessments.
- What you own & maintain: You own your lot and house and are solely responsible for maintaining its interior, exterior, fixtures, equipment, and termite control. If your negligence damages your house or adjacent property, you must repair it within 30 days or the association will repair it and charge you as a lien.
- Monthly assessments & delinquency: Each lot pays a uniform monthly assessment (1/145th of total) for common area maintenance, landscaping, recreation, and insurance. Unpaid assessments accrue 10% annual interest after 20 days and become a lien on your property; owners delinquent 15+ days lose voting rights.
- Building & dimensional restrictions: Houses are limited to 1.5 stories maximum and 1,800 sq ft minimum ground floor. Required setbacks: 30 ft from front, 15 ft from side-street line, 10 ft from side, 30 ft from rear. Front fences max 3 ft; side and rear fences max 6 ft.
- Architectural review & approval: All building, fence, and exterior improvement plans require written approval from Dix Construction Company (or its successors) before construction. The company has 30 days to respond; no response within 30 days constitutes approval.
