What Sierra Ranch's governing documents say
Sierra Ranch is a standard single-family HOA in Scottsdale, AZ — you own your lot and home individually, and the association maintains common areas like tracts A and D. The rules aim to protect property values and apply to all owners, residents, and guests.
- Residential use & occupancy: Each residential unit must be used by a 'Single Family' — defined as one or more persons related by blood/marriage/adoption, or up to three unrelated persons living together as a household. Home-based businesses are allowed only if invisible from outside (no sight, sound, or smell) and consistent with residential character.
- Architectural review: Any exterior improvement visible from neighboring property — including paint, fences, landscaping changes, or new structures — requires prior written approval from the Architectural Committee. Submit plans; if no response within 30 days, approval is deemed given. Fees may apply.
- Pets: No more than two domestic pets (dogs, cats, or parakeets) per lot. Dogs must be leashed (max 6 feet) when off the owner's lot and not enter other lots. No structures for pets visible from neighboring property.
- Parking & vehicles: No trucks, boats, RVs, or commercial vehicles parked visibly from neighboring property except for temporary parking (up to 24 consecutive hours, max 48 hours in 7 days). Inoperable vehicles prohibited. Vehicles may not park on streets for more than 48 hours in a 7-day period. Towing authorized for violations.
- Leasing: Leasing is permitted (not considered a business), but no minimum lease term is stated. Tenants have common-area rights during the lease; owners lose common-area use during that period. All other rules apply to tenants.
- Signs: No visible signs except required by legal proceedings, approved residence identification signs, and one approved 'For Sale' sign. All signs must be approved by the Architectural Committee.
- Nuisances & maintenance: No rubbish, odors, loud noises, or nuisances. Construction during building is allowed but must be kept neat. Clotheslines visible from neighbors are prohibited. Trash must be in approved covered containers and only set out for collection.
