This is a supplemental declaration that adds Arrowhead Legends — a 64-lot single-family residential subdivision — to the larger Arrowhead Ranch Phase III master-planned community in Scottsdale, AZ. It binds all owners and residents in Arrowhead Legends to the master association's covenants, conditions, and restrictions. This document does not contain detailed rules about day-to-day living; those are in the master declaration.
- What this document is: A supplemental declaration annexing Arrowhead Legends (Lots 1–64 and Tracts A–E) into The Arrowhead Ranch Phase III master declaration. All future owners are bound by the master association's rules.
- Land use classification: All lots are classified as Single Family Residential Use; the five tracts (A–E) are designated Association Land (common areas owned by the association).
- Association Land & improvements: Tracts A–E (common area tracts) must be improved by Richmond American Homes with prior written approval of the Architectural Committee. After improvements are completed and accepted, the tracts must be conveyed to the association within 30 days.
- Architectural committee approval: No building, fence, wall, structure, or landscaping may be constructed on the common area tracts without prior written approval from the Architectural Committee of the Arrowhead Ranch Property Owners’ Association Phase III.
- Annexation fee: A $90.00 per lot annexation fee is due for Lots 1–20 and 45–64, payable by Richmond American Homes upon conveyance of each lot to a buyer. A lien on those lots secures payment.
