Camelot Ranch is a single-family home subdivision in Scottsdale, AZ, governed by a homeowners association (the Camelot Ranch Community Association). You own your lot and house, and the association maintains the common areas (Tracts A–K) and enforces the rules. All lots must be used for single-family residential purposes only.
- What you own & maintain: You own your lot and the house on it; you must maintain the exterior, landscaping, and keep the property in good condition. The association maintains the common areas (Tracts A–K).
- Leasing & rentals: Leases must be for at least 30 days; no transient or hotel use. A copy of the lease must be provided to the association before the term begins. You are responsible for your tenants' conduct.
- Pets: Only customary household pets (dogs, cats, household birds) are allowed, in reasonable numbers that do not create a nuisance. Animals must be leashed or fenced on common area, and waste must be promptly removed. The board can require removal of any animal it deems a nuisance.
- Architectural review: An Architectural Control Committee must approve any exterior changes, including buildings, fences, solar collectors, antennas, satellite dishes, sheds, and window coverings. Minimum house size is 1,500 square feet of livable area.
- Parking & vehicles: No commercial vehicles or recreational vehicles (campers, boats, trailers) may be parked in front driveways or visible from other lots or streets for more than 12 consecutive hours. No inoperative or abandoned vehicles. Street parking limited to 12 hours.
- Assessments & fees: Initial maximum annual assessment is $360 per lot, which can increase automatically by up to 10% per year (or CPI). Special assessments require a two-thirds vote of members. Assessments are due monthly or quarterly; late payments incur 12% interest and a $25 late fee.
- Use restrictions: No business or trade may be conducted from a lot unless it is home-based and not visible or audible from outside, consistent with residential character. No signs except one 'For Sale' or 'For Rent' sign per lot (max 5 sq ft). No temporary structures as residences.
