At least one occupant must be 55 or older, with strict limits on younger visitors (30 days per year maximum for anyone under 19). The Association maintains common areas and exterior surfaces while enforcing rigid architectural control; renting is essentially prohibited.
- Age restriction (55+): At least one occupant per dwelling must be 55 or older. No one under 19 years old may occupy or reside on the property for more than 30 days in any 12-month period. The Board may grant rare exceptions only if maintaining at least 80% occupancy by residents aged 55+.
