What Century North's governing documents say
Century North is a single-family home subdivision in Scottsdale, AZ, governed by restrictive covenants that run with the land. The rules are binding on all lot owners and occupants, covering residential use, minimum home size, setbacks, architectural approval, vehicle storage, and more. These covenants automatically renew every ten years unless changed by a majority vote.
- Residential Use Only: All lots are for residential single-family dwellings only. No business, no duplexes, no apartments, no hospitals or sanitariums, and no livestock or poultry are allowed.
- Minimum Dwelling Size: Every dwelling must have a ground floor area of at least 1,600 square feet, not including open porches, pergolas, or attached garage.
- Setbacks & Fences: Buildings must be at least 30 feet from the front property line, 15 feet from any side street line, and 10 feet from the side lot line (except garages beyond 75 feet from front line can be on the side line). Fences or walls cannot exceed 3.5 feet high within 30 feet of the front street line; side and rear fences or walls (not part of a building) are limited to 6 feet. Hedges within 30 feet of the front lot line cannot exceed 3.5 feet.
- Architectural Review: No structure may be started until its design, location, and materials are approved by a committee (initially First Service Corporation or Dix Construction, then a committee elected by lot owners once 75% of lots are sold). If the committee fails to act within 30 days, approval is not required, but the building must still comply with all restrictions and be harmonious with existing buildings.
- Parking & vehicles: Trucks, campers, trailers, boats, and commercial vehicles cannot be stored or parked on any lot unless inside a closed garage or carport, nor on any street except while actively loading/unloading. Trailers, campers, boats, and boat trailers may be stored behind the back building line if they are no longer than 30 feet and no wider than 8 feet. Abandoned or junked vehicles and vehicles undergoing major repair must be stored in an enclosed garage or carport not visible from outside the lot.
- Signs: No signs visible to the public are allowed except one professional sign (max 1 square foot), one property for-sale or for-rent sign (max 5 square feet), or builder signs during construction and sales.
- Antennas: No exterior radio or television transmission or receiving antenna may be erected more than 3 feet above the highest point of the roof, and no more than one antenna per lot.
- Subdivision & Lot Consolidation: Lots cannot be resubdivided into smaller parcels, but adjoining lots under common ownership may be combined and treated as one lot. Utility easements may be dedicated without affecting this rule.
