What Rancho Saguaro's governing documents say
Rancho Saguaro Unit Four is a single-family home subdivision in Scottsdale, AZ. These restrictions apply to lot owners and occupants, requiring that all lots be used only for single-family residential purposes. The covenants run with the land and are binding until 2001, with automatic 10-year renewals unless changed by a majority of owners.
- Property use & building type: All lots are for single-family residential use only. No business, commercial, duplex, apartment, or hospital use is allowed. No temporary structures, trailers, tents, or shacks may be used as residences.
- Minimum house size: Any dwelling must have a ground floor area of at least 1,700 square feet, excluding open porches, pergolas, or attached garage.
- Setbacks & fences: Buildings must be at least 30 feet from the front property line, 15 feet from side street lines, and 10 feet from side lot lines (except garages beyond 75 feet from the front). Solid walls or fences over 3.5 feet are not allowed within 30 feet of the front lot line; side or rear fences cannot exceed 6 feet. Hedges over 4 feet are not permitted within 30 feet of the front lot line.
- Architectural review: No structure may be built until its design, location, and materials are approved by an architectural committee (initially Arthur J. Weisberg and Dawson Construction Co.). Approval is deemed given if no decision within 30 days of written request. The committee must ensure harmony with existing buildings.
- Pets & livestock: No livestock or poultry may be kept on any lot.
- Parking & vehicles: Trucks, campers, trailers, boats, and boat trailers must be stored in a closed garage or carport, or on the lot behind the back building line, and cannot exceed 30 feet in length or 8 feet in width. Abandoned or junked vehicles must be stored out of sight in an enclosed garage or carport.
- Antennas & signs: No exterior radio or TV antenna may extend more than 3 feet above the roof's highest point, and only one antenna per lot is allowed. Signs are limited to one professional sign (max 1 sq ft), one sale/rent sign (max 5 sq ft), or builder signs during construction.
- Nuisances: No noxious or offensive trade, activity, or unsightly objects (including billboards) may be placed on any lot. Nothing that becomes an annoyance to the neighborhood is allowed.
