A rush fee of $75 applies for closing documents requested in less than 72 hours. Properties are inspected for violations; if not cleared before close, a fee up to $1,500 may be added.
- Bridle Paths & Easements: Owners must maintain their adjacent easements, keeping vegetation trimmed tight to fence lines (no lower than 16 feet, no more than 1 foot protruding). No parking, dumping, ATVs, dirt bikes, or commercial use. Vehicle weight limit 25,000 lbs. Speed limit 5 mph. BOD can remove obstructions and bill owner.
- Property Owner Responsibilities: Owners must allow access for irrigation line maintenance and keep valve covers clear. No structures or planting that obstruct irrigation lines. Damage caused by owner's contractors is billed. Follow City of Phoenix zoning; no rental of casitas, guest houses, or storage structures. Airbnb of main home allowed only with registration and emergency contact info.
- Mosquito Control: Owners must comply with Maricopa County Health Code and prevent standing water. If standing water remains 48+ hours after irrigation, a door hanger is left. If not corrected before next cycle, irrigation service is suspended.
- Violations & Enforcement: Any violation of CC&Rs, By-Laws, or these Rules results in a notice from the BOD. If ignored, the BOD may engage legal counsel and bill the owner for fees. The BOD can impose fines for irrigation water runoff into streets.
