- Residential use & home businesses: Each unit must be occupied by a 'Single Family' (related persons, or up to 3 unrelated persons). Home businesses are allowed only if not detectable from outside, no customer visits, and consistent with residential character.
- Architectural review: Most exterior changes — including construction, painting, fences, landscaping, antennas, and even basketball hoops — require prior written approval from the Architectural Committee. The committee has 60 days to respond; if no response, approval is deemed granted.
- Pets: Up to two domestic pets (dogs, cats, or household birds) per lot. Pets must be kept on a leash (max 6 feet) when off the lot, and cannot become a nuisance.
- Parking & vehicles: No trucks, trailers, campers, boats, or inoperable vehicles may be kept visible from neighboring property without approval. Temporary parking (48 hours per 7 days) is allowed. Garages must be used for parking, not living space.
- Leasing & rentals: Leasing is not specifically restricted by minimum term, but all tenants must comply with the Declaration. Owners must notify the association within 10 days of a sale; tenant rights to common areas are granted during the lease.
