Hawk One Condominiums is a five-unit condominium in Scottsdale, Arizona, where you own your unit's interior while the association maintains and insures the shared structure and common elements. Common expenses are assessed equally per unit, and the community imposes strict restrictions on vehicles, leasing terms (30-day minimum), home business, and exterior alterations—with board approval required for most changes.
- What you own & maintain: You own the interior finishes of your unit—walls, flooring, ceiling, doors, windows, and fixtures within the unit boundaries. The association maintains and repairs the common structural elements; you are responsible for any damage from your own negligence.
- Pets: No more than two domestic pets per unit (dogs, cats, or household birds). Dogs must be leashed when outside your unit and remain under direct control; they cannot relieve themselves on common elements. Pets cannot make unreasonable noise or cause odors.
- Leasing & rentals: You may lease your entire unit for a minimum of 30 days. The lease must be in writing and state that it is subject to the condominium documents; any lessee's violation is a default under the lease. You must notify the association of lease dates and lessee names.
- Vehicles & parking: No trucks, trailers, campers, recreational vehicles, or boats may be parked, kept, or maintained at the condominium. Motor vehicles cannot be serviced or repaired except for emergency repairs. The board may tow violating vehicles at the owner's expense.
- Alterations & architectural review: Nonstructural changes within your unit need no prior approval, but structural changes require written board approval and certification from an Arizona-licensed architect or engineer.
