Los Diamantes is a single-family residential subdivision in Scottsdale, AZ with comprehensive architectural controls enforced by the HOA Architectural Committee. Lot owners must obtain approval before any construction or exterior improvements and must comply with strict design standards, natural area preservation requirements, and extensive property use restrictions.
- Architectural review & design standards: All construction, exterior modifications, and landscape changes require written Architectural Committee pre-approval, typically within 60 days. Dwellings must be single-family homes in one of eight approved architectural styles only: Territorial, Santa Fe, Contemporary Santa Fe, Adobe, Spanish Territorial, Spanish Colonial, Mediterranean, or Santa Barbara. All exterior surfaces must use sand or smooth-coat stucco finish with colors compliant with Scottsdale's Environmentally Sensitive Lands Ordinance.
- Dwelling & garage requirements: Homes must have a minimum of 3,000 square feet of livable area and include a three-car enclosed garage with automatic door openers; garage doors may not face the street without a variance. Dwellings are limited to one story (maximum 25 feet height) or two stories (maximum 30 feet height). All homes must have at least 2.5 interior bathrooms; plastic, aluminum, wood, and composition siding are prohibited.
- Landscaping, fencing & trees: Front-yard landscaping with a sprinkler system must be completed within 90 days of dwelling completion; if not done, the Association may complete it and lien the lot. Perimeter fences are limited to 6 feet maximum height and must be concrete block with stucco finish matching the home's style. Non-indigenous trees exceeding 15 feet in mature height are prohibited.
- Natural area preservation & building envelopes: Each lot is subject to Natural Area Open Space (NAOS) preservation per Scottsdale city ordinance. Lots are designated 'Building Envelope Lots' — areas outside the building envelope must remain in natural condition and cannot be fenced, graded, or disturbed. Owners are responsible for any city fines resulting from NAOS violations.
- Vehicles, parking & recreational equipment: All vehicles must be parked in the garage; one vehicle may park on the driveway temporarily. Mobile homes, motor homes, trailers, trucks over 1 ton (except pickup trucks), campers, boats, and recreational vehicles are prohibited without Architectural Committee approval. Unauthorized vehicles may be removed at the owner's expense.
