- Pets: No animals, livestock, or poultry may be raised or kept, except up to three household pets (e.g., cats, dogs) that are not kept for commercial purposes. Owners must prevent pets from straying onto other lots and keep them quiet.
- Vehicles and parking: All vehicles should be parked in the garage; one vehicle may be parked on the driveway. No mobile homes, motor homes, trailers, boats, or recreational vehicles may be kept unless enclosed in a garage. No street parking for more than four hours.
- Fences and walls: Fences must be of concrete block with stucco finish, matching the dwelling's style, and no more than 6 ft high. Boundary fences between lots are shared equally in cost between adjacent owners.
- Business and commercial activity: No trade or business may be conducted on any lot, with exceptions for real estate showings and home-based businesses that meet strict criteria (no exterior signs, no increased traffic, no nuisance). Declarant may maintain model homes and sales offices during development.
