What Pima Vista's governing documents say
Pima Vista is a single-family home subdivision in Scottsdale, AZ, governed by a homeowners' association (HOA). Residents own their lots and homes; the HOA maintains common areas and enforces rules. This document outlines the covenants, conditions, and restrictions that apply to all lot owners.
- Use restrictions: All lots must be used exclusively for single-family residential purposes. No business, trade, or nonresidential use is allowed. Temporary occupancy in trailers, tents, or incomplete buildings is prohibited.
- Architectural review: Any exterior alteration—including color changes, additions, fences, landscaping, solar panels, window coverings, and antennas—requires prior written approval from the Architectural Committee. The committee must act within 60 days.
- Assessments & fees: All lot owners pay annual assessments (initially max $480/lot, adjustable by CPI or 2/3 member vote). Additional supplemental and special assessments may be levied with 2/3 approval. A working capital fund equal to 1/6 of the annual assessment is due from each purchaser from the declarant.
- Pets & animals: Only a reasonable number of common household pets (no livestock, poultry, or commercial breeding) are allowed. Pets must be leashed (max 6 ft) when off the lot and not create a nuisance. Owners must immediately remove pet droppings.
- Parking & vehicles: All vehicles must be parked in garages, carports, or driveways. Trucks over 3/4 ton, trailers, campers, boats, and inoperable vehicles are prohibited from view from neighboring property or streets. Minor pickup trucks and mini-motor homes under 7 ft height and 18 ft length are allowed if used for basic transportation.
- Signs & antennas: Signs are limited to one residential identification sign (≤80 sq in), one 'for sale/rent' sign (≤5 sq ft), and signs required by legal proceedings. Outdoor antennas and satellite dishes require architectural approval.
- Maintenance & nuisances: Owners must keep their lots and buildings in good repair. No nuisances (excessive noise, odors, unsightly conditions) are permitted. Refuse must be in covered containers, not visible except during collection. Common walls are shared; repair costs are split between adjoining owners.
