Tarantini Estates is a standard single-family home HOA in Scottsdale, AZ — 21 lots with custom luxury homes. The Declaration of Covenants, Conditions, and Restrictions (CC&Rs) binds all lot owners and covers architectural style, construction standards, landscaping, and use rules. The association (once formed) will enforce rules, maintain common facilities, and levy assessments.
- Architectural style & approval: Only Southwestern, Territorial, or Mediterranean architecture is allowed (no Tudor, Colonial, or Modern). Any exterior changes need Architectural Committee approval; plans are deemed approved if no response within 30 days. Shake, corrugated plastic/metal, high-gloss concrete, and composition roofs are banned; clay tile or concealed built-up roofs are permitted. Wood, plastic, aluminum, or asbestos siding/shingles are prohibited. Exteriors must be stucco or approved hard masonry; 'Spanish Lace' stucco is banned.
- Minimum building requirements: Residences must be at least 2,750 sq ft of net livable area. Each house must have a garage for at least two full-size American cars; carports are not allowed. Homes on Lots 1–21 are limited to single-story (with a loft up to 20% of livable area, but no windows visible from neighboring property) and max roof height 25 ft above finished floor. Minimum $2,500 must be spent on front yard landscaping, completed within 3 months of house completion.
- Use restrictions & parking: No boats, trailers, motor homes, or other recreation vehicles may be stored on a lot unless in an enclosed shelter not visible from any street or neighboring property. No farm animals or structures for them. No direct vehicular access onto Cactus Road. Construction vehicles must be parked within the building envelope.
- Assessments & association: Annual assessments are fixed uniformly per lot by the Board, and special assessments require 2/3 member vote. Unpaid assessments become a lien on the lot, with interest and late fees. The association can foreclose. Voting is one vote per lot; members can be suspended for non-payment or rule violations.
