Taliesin Gates is a single-family home HOA in Scottsdale, AZ — you own a lot and residence; the association maintains shared common areas (landscaping, roads, gates). The rules protect the Frank Lloyd Wright-inspired desert aesthetic and require homeowner association membership.
- Use restrictions: Lots are for residential use only. No business or commercial activity except permitted home occupations. No temporary buildings, trailers, or hotel/transient use. No mining or subdivision of lots.
- Leasing & rentals: Leases require written board approval, must be for the entire lot, and for a term of at least one year. The board may terminate any lease upon 30 days' notice in its sole discretion.
- Architectural review: All exterior improvements, modifications, landscaping, and signs require prior written approval from the Design Review Board (which always includes a Taliesin representative). Minimum setbacks: front 20 ft, side 5 ft, rear 20 ft; 30 ft between buildings.

Outside the building footprint, the lot must remain natural desert unless the board approves supplemental plants. Lawns limited to 1,400 sq ft total and must be within the building footprint. Cactus and at least 50% of other native plants removed during construction must be transplanted or replaced.
- Vehicles & parking: Vehicles must be parked in carports, garages, or designated areas only. No street parking except temporarily with board approval. Stored, neglected, or abandoned vehicles are prohibited unless inside an approved enclosed structure.
- Pets: Only commonly accepted household pets (dogs, cats, birds, fish) in reasonable numbers are allowed. Pets must be restrained by fence, cage, or leash at all times and may not eliminate waste on common areas or other lots.
- Assessments & fees: Regular assessments are based on lot area. Special assessments may be levied for violations or damage caused by owners. Capital improvement assessments require board and member approval. Delinquent assessments bear interest (18% or prime+1%) and create a lien on the lot, subordinate only to first mortgages.
- Maintenance responsibilities: Owners maintain their lot and improvements. The association maintains common areas, signage, and portions outside lots and public streets. The association may enter lots to cure violations and charge the owner.
