What Rancho Trinidad's governing documents say
Rancho Trinidad is a single-family homeowners association in Scottsdale, Arizona. You own your individual home and lot while the association maintains the private roadway, gated entrance, and common areas, funded by per-unit assessments. The community is deed-restricted to residential use and requires architectural approval for all exterior changes.
- Gated community & access: The community has a gated entrance with remote-operated gate. Each initial buyer receives two remote openers; additional units must be purchased through the association. The gate is unmanned and not a full security system.
- Architectural review: All exterior improvements, landscaping, alterations, and color changes require prior written approval from the association's Architectural and Landscaping Control Committee.
- Residential use only: Homes must be used exclusively for single-family residence. Limited home-based business is allowed only if not visible or audible from outside, involves no customer visits or routine employees, and complies with local zoning.
- Leasing & rentals: You may rent only your entire home (not individual rooms). No short-term or transient (hotel-style) rentals are allowed. All leases must be in writing and comply with the declaration.
- Pets: A reasonable number of household pets are allowed. Pets must be kept indoors or in fenced yards and may not run loose. The association may determine what constitutes 'reasonable' and enforce restrictions.
- Parking & vehicles: Large vehicles (over 3/4 ton, commercial vehicles, RVs, boats, trailers) must be kept in garages only. Guest vehicles may park on the roadway for a maximum of six hours; overnight roadway parking is prohibited.
- Common area maintenance: The association maintains the private roadway, gated entrance, and common areas (Tracts A–E). Owners are assessed per unit to fund this maintenance.
