They set detailed architectural and landscaping standards that all homeowners must follow when building or modifying their property.
- Architectural design standards: Only single-story buildings are permitted, with a maximum height of 30 feet measured from the highest natural grade to the highest roof point. Each residence must be between 3,500 and 7,000 square feet of living area. Roofs may have a maximum pitch of 5 in 12, and asphalt shingles are prohibited; clay tile is allowed. Exterior colors must be subdued earth tones; no reflective finishes are allowed.
- Landscaping & site development: A prohibited plant list (Appendix B) bans species like pines, cypress, junipers, and fountain grass, except for dwarf varieties under 6 feet in enclosed backyards. Protected plants (e.g., ironwood, mesquite, saguaro) must be preserved or transplanted only with committee approval. Front yard landscaping must cost at least $5,000 and be installed within 90 days of receiving the certificate of occupancy.
- Design review process: Any new construction or exterior change requires approval from the Design Review Committee. The process includes a pre-design meeting, preliminary and final submittals, and a final inspection. The committee must respond within 10 working days of a complete submittal. Approval expires if construction doesn't start within 4 months or finish within 1 year.
- Construction regulations: Work hours are 30 minutes before sunrise to 30 minutes after sunset, with no loud activity before 7am and no work on weekends. Builders must use approved temporary facilities, keep the site clean, and remove trash weekly. A construction access plan and street cleaning are required. No pets or alcohol are allowed on construction sites.
- Guest houses & accessory structures: A guest house up to 2,000 square feet under roof is permitted with committee approval and must be visually connected to the main residence. It cannot be leased or rented independently of the main house. Detached garages require a minimum 10-foot rear and side setback from property lines.
- Parking: Each residence must include an enclosed two-car garage. On-street parking is not permitted at any time.
- Signs & lighting: Only one address sign per residence is required. Temporary construction signs are limited to 6 square feet. No other signs are allowed except as permitted by the declaration. All exterior lighting must be approved to avoid excessive glare.
