This is the Second Amendment and comprehensive Rules & Regulations for Villa Royale at McCormick Ranch, a 66-unit condominium community in Scottsdale, AZ. You own your unit's interior airspace; the association maintains common elements and limited common elements like patios, balconies, and exterior walls. These rules apply to all owners, tenants, and guests.
- Pets: Maximum two domestic pets per household, each under 25 pounds at full maturity (grandfathered for current pets exceeding weight). Exotic animals prohibited. Pets must be leashed on perimeter drive areas only; prohibited from pool area. Owners must clean up waste and are liable for damages.
- Leasing & rentals: Minimum lease term is 30 days; only entire unit may be rented (no partial rentals). Landlords must provide tenants with rules and submit a tenant information form to the management company. Owners are responsible for tenant compliance and face fines for violations.
- Resale costs: An 'All Resale Capital Contribution' is charged to the buyer at closing, equal to three times the monthly assessment in effect at the time of sale.
- Architectural changes & modifications: Any externally visible alteration requires prior written approval from the Architectural Control Committee or Board. Satellite dishes are strictly prohibited. Exterior security doors must be white metal frame with clear/tinted glass or perforated steel. Holiday decorations allowed from day after Thanksgiving to Jan 6, but not attached to painted surfaces.
- Parking & vehicles: Speed limit 10 MPH. Vehicles must be parked in garages or designated aprons; boats, RVs, and trailers limited to 4 hours for loading/unloading. No vehicle repairs on property except emergencies. Handicap spaces require permit. Garage doors must remain closed except for ventilation (<12 inches).
- Flooring restrictions for upstairs units: Upstairs units must have carpet and padding (except kitchen, bathrooms, and path to kitchen/bath). Non-compliant flooring will be assessed replacement cost at sale. Written Board approval required to avoid replacement. Existing non-carpet materials covered up by carpet also must be removed.
- Pool, spa & clubhouse rules: Pool/spa hours 6am-11pm. Children under 14 must be accompanied by adult; children under 10 not allowed in spa. No glass containers, pets, bicycles, or floatation devices in spa. Clubhouse available with $50 refundable deposit; no private pool parties. Restrooms must be left clean.
