Centurian Condominium is a multi-family residential condominium in Sun City, AZ — you own your individual unit and share ownership of common elements, which the association maintains and insures through per-unit assessments. This is a 2025 amendment to the original Declaration of Restrictions, covering maintenance, insurance, and assessment requirements; it does not constitute a complete rulebook.
- What you own & maintain: You own your unit's interior—roof, HVAC, plumbing, wiring, walls, foundation, ceiling, and garage/carport—and any limited common elements allocated to your unit. The association maintains all other common areas (landscaping, sidewalks, alleys, garbage, irrigation, utility infrastructure) and performs exterior painting on the buildings.
- Pets: Small pets not exceeding approximately 20 pounds per unit are permitted.
- Property insurance: Each unit owner must obtain property insurance on their unit and improvements, provide written proof within 30 days of purchase, adoption of this amendment, or annual renewal (whichever is first), and is personally responsible for paying the association's insurance deductible for claims arising from damage caused by the owner, guests, or invitees.
- Common element insurance: The association insures common elements to maximum replacement value, but not less than 80% of actual cash value. If insurance proceeds are insufficient for repairs, the board may levy an additional assessment on all unit owners to cover the deficiency.
- Assessments & late charges: Assessments fund maintenance and insurance of common elements. Assessments unpaid within 15 days of the due date incur a late charge of $15 or 10% of the unpaid amount, whichever is greater.
