Granada Gardens is an age-restricted condominium community in Sun City, Arizona, governed by these 1978 by-laws. The rules bind unit owners and anyone renting units in the community.
- Age restriction (50+): Principal owners and renters must be at least 50 years of age.
- Rentals & leasing: Rentals are permitted only on a temporary basis and cannot exceed four months in any twelve-month period. All rentals must be approved by the Board of Management.
- Pets: Pets weighing more than 20 pounds are prohibited. Allowed pets must be kept under control, on leash when outside, and not permitted to use common areas or sidewalks.
- Exterior modifications & architectural review: All changes to the outside of units must be approved by the Board. Downspouts and roof drains are the owner's responsibility and must match the building's decor.
- Maintenance responsibilities: Residents are responsible for keeping the front sidewalk and service area pavement adjacent to their unit clean.
- Lighting & security: Residents must keep their outdoor garage light and front house number illuminated at all times for security.
- Noise & quiet enjoyment: Musical instruments, radios, and televisions must be modulated so they can be enjoyed by occupants without intruding on neighbors' privacy.
- Board governance & voting: A three-member board is elected annually, with one vote per household. Amendments to the by-laws require a two-thirds vote of members present or represented by proxy.
