McQueen Lakes is a single-family home community in Chandler, Arizona, governed by a homeowners association (the 'Association'). These Covenants, Conditions, Restrictions and Easements (CC&Rs) set the rules for all owners, occupants, and guests. The community includes a lake and common areas maintained by the Association.
- Residential use & home businesses: Lots are for single-family residential use only. Home businesses are allowed only if not visible or detectable from outside, no routine customer visits, and no employees other than residents.
- Architectural & landscaping control: All exterior changes (structures, paint, landscaping) need prior written approval from the Architectural Committee. New landscaping in front yards must be installed within 120 days of purchase, with fines up to $50/day after 210 days.

- Leasing & rentals: Only entire Living Units may be leased (no partial rentals). Leases must be in writing and subject to the Declaration. Owners must notify the Association of lease dates and occupant names. Transient/hotel rentals are prohibited.
- Lake area & common areas: The lake is part of the common area. No swimming except in emergency or as permitted by Lake Rules. Only association or Declarant boats allowed. The Association maintains the lake, common areas, perimeter walls, and mailboxes.
- Signs, fences, and exterior features: Fencing must be masonry/wrought iron, max 6 feet. Only two small address signs, one professional for-sale sign (max 24"x24"), and approved open house signs allowed. No clotheslines visible from neighboring property. Basketball goals and play structures need approval; permanent goals must be free-standing with clear backboard.
- Assessments & liens: The Association can levy annual and special assessments. Unpaid assessments become a lien on the property. Voting rights may be suspended for non-payment. Fines can be imposed for violations.
