- Architectural review: Any exterior changes (buildings, fences, landscaping, color schemes) must be approved in writing by the Architectural Committee. Plans not acted on within 30 days are deemed approved. The committee has broad discretion over aesthetics and harmony with surroundings.

- Signs: Only a name/address sign not exceeding 9" x 30" is permitted. One temporary sign up to 5 square feet may be placed to advertise sale or rent. Declarant may erect signs during construction.
- Assessments: Annual assessments are levied per lot. Maximum annual assessment was $350 until 12/31/95, then automatically increases by the greater of 5% or CPI change each year. Special assessments for capital improvements require 2/3 vote of each membership class. Delinquent assessments bear 12% interest and result in liens and potential foreclosure.
- Leasing & rentals: Lots may be leased to a single family, subject to all Declaration provisions. No specific minimum lease term is stated, but leasing is allowed. The tenant's use of common area can be delegated by the owner.
