What Pecan Park HOA's governing documents say
Pecan Park is a standard single-family home HOA in Tolleson, AZ. The association enforces use restrictions, architectural controls, and collects assessments from all lot owners. Both the Declaration of Covenants and a separate set of Rules and Regulations govern the community.
- Architectural review: Any exterior alteration, including color changes, requires prior written approval from the board or architectural committee. Modifications must be submitted with plans; approval may be conditioned on a bond or future maintenance reimbursement.
- Animals & pets: Dogs, cats, and common household pets are allowed but must be kept on a leash when off the lot. No breeding or commercial use; owners must immediately remove pet droppings. The board can restrict size and number of pets.
- Leasing & rentals: Leases must be in writing for a minimum of 30 days. Tenants must comply with all governing documents. Owners retain the absolute right to lease, but short-term rentals (under 30 days) are prohibited.
- Parking & vehicles: Commercial vehicles, RVs, boats, and trailers may not be parked visible from neighboring property except in garages or screened areas. Family vehicles must be parked in driveways or garages; no parking on common-area streets. Inoperable vehicles must be inside a garage.
- Assessments & fees: Annual assessments are due the 1st of the month and late after the 15th, with a $15 late fee. Nonpayment creates a lien on the lot and may result in suspension of common-area use and voting rights.
- Use restrictions: Lots are for single-family residential use only. Home businesses are allowed only if not visible or audible from outside, generate no extra traffic, and employ no non-resident employees. No nuisances, including loud noise or odors.
- Yard maintenance & landscaping: Owners must keep all yards neatly trimmed, free of weeds and trash. No citrus trees in front yards (per rules). Landscaping changes require board approval. Dormant grass and unkempt conditions are prohibited.
- Trash & refuse: Trash must be stored in covered containers provided by the city; cans may be placed at the curb no more than 12 hours before collection. No accumulation of debris or indoor incinerators.
