- Leasing & rentals: All leases must be in writing, for a term of at least one year, and cover the entire lot. Sub-leasing, short-term rentals, and advertising for less than one year are prohibited. Owners must provide tenant contact info to the property manager annually.
- New owner rental restriction: If you buy a home after December 2023, you must live in it for at least 12 consecutive months before you can rent it out. Inheriting a home or transferring it to your own legal entity doesn't restart the clock, but an illegal lease pauses it.
- Occupancy rules: An owner may let an immediate family member (child, parent, spouse, or domestic partner) live in the home without the owner present, as long as no rent is paid. Otherwise, the home must be occupied by the owner or a tenant under a valid lease.
