Hollandscrossing is a single-family home HOA subdivision in Apex, NC, governed by a Declaration of Covenants, Conditions, and Restrictions (CC&Rs) and a separate set of Restrictive Covenants. These rules bind all lot owners and are meant for homeowners, prospective buyers, and renters to understand what living here requires.
- What you own & maintain: You own your lot and single-family home (max 2.5 stories, min 1,000 sq ft heated for one-story, 600 sq ft first floor for two-story). You must keep your lot orderly and repair/reconstruct any damaged structure within 12 months.
- Architectural review: No exterior changes, major landscaping, fences, driveways, mailboxes, or other improvements without written approval from the Declarant (or later the Association/Architectural Committee). Approval is deemed given if no response within 30 days; a fee up to $75 may be charged.
- Parking & vehicles: Vehicles may only park on improved surfaces (garage, driveway, carport, or paved pad). No RVs, campers, commercial vehicles, boats, or boat trailers on streets; boats/trailers on lots must be screened from the street. Abandoned or inoperative vehicles visible from other lots/streets are prohibited.
- Pets & animals: No livestock or poultry; only dogs, cats, or other household pets are allowed, and they cannot be kept for commercial purposes.
- Landscaping & trees: No living tree larger than 6 inches in diameter (measured 3 feet off the ground) may be removed without approval, except in emergencies. Major landscaping or relandscaping requires architectural approval.
- Fences & structures: Fences cannot be closer to the street than the building setback line; chain-link or metal fencing is not allowed (except 2x4 mesh with split-rail for animal containment). Temporary structures, trailers, and barns used as residences are prohibited.
- Signs & antennas: Only one 'for sale/rent' sign (max 10 sq ft) and political signs (max 10 sq ft, placed 60 days before election, removed 2 days after) are allowed. Satellite dishes must be ≤2 ft diameter, located away from the street, and screened from view.
- Assessments & fees: Annual assessments fund common area maintenance, stormwater facilities, insurance, and more. Initial max was $420/year per Class A lot, adjustable annually up to 10% without vote; special assessments require 2/3 approval. Unpaid assessments become a lien on the lot.
