What Willow Terrace's governing documents say
Willow Terrace is a condominium community in Chapel Hill, NC, governed by a Declaration of Unit Ownership under North Carolina's Unit Ownership Act. It has 110 units across 16 buildings, including one-bedroom and two-bedroom townhouse units. This document is the full rulebook for the community, binding all unit owners, tenants, and occupants.
- What you own & maintain: You own your unit's interior (bounded by interior surfaces of perimeter walls, ceilings, and floors) plus your individual heat pump, AC unit, furnace, or compressor. The association maintains all common areas and facilities, including land, structural members, roofs, walks, parking lots, and central utility installations.
- Use & occupancy: Units are for residential use only, except Unit 70, which may also be used for general business office purposes. No commercial or professional use is allowed in other units, though professionals may use a unit as a private office without client visits.
- Pets: No pets of any kind may be kept by occupants. Visitors' pets must be leashed and cannot stay on the premises beyond one 24-hour period.
- Parking & vehicles: Each unit has one designated parking space reserved for its owner. Only conventional passenger automobiles, motorcycles, and motor scooters (with proper mufflers) may use unscreened parking areas. Trailers, campers, boats, mobile homes, and vans are only allowed in screened parking areas if any exist.
- Leasing & rentals: Unit owners may lease their units, but tenants must comply with the Declaration, By-Laws, and Rules. The document does not specify a minimum lease term or require board approval for leases.
- Architectural & property restrictions: No fencing may be erected without association permission. No temporary structures, tents, barns, storage sheds, garages, tree houses, or similar outbuildings are allowed. No commercial signs (including 'For Rent' or 'For Sale') may be erected without board permission. Garbage must be disposed of only in designated areas.
- Assessments & insurance: The association levies assessments per unit to cover common expenses, including master insurance premiums. The board must insure all buildings and common-area personal property at maximum insurable replacement value, and carry public liability insurance. Unit owners may obtain their own personal property and liability coverage.
- What this document doesn't cover: This document does not specify assessment amounts, fees, or budgets, nor does it detail rules about noise, rentals, or specific architectural review procedures. Those may be in the By-Laws or separate Rules and Regulations.
