City Port is a condominium community in Durham, NC — you own your individual unit and share ownership of the building's common areas, which the association maintains and insures. This declaration is the full rulebook for owners, residents, and renters, covering everything from pets and parking to leasing and insurance.
- What you own & maintain: You own the interior of your unit (including finished surfaces); the association maintains the building's structure, common areas, and shared systems. You're responsible for your own unit's interior and personal property.
- Leasing & rentals: Leases must be in writing and for at least 6 months. Short-term rentals are not allowed.
- Pets: No more than 2 household pets per unit. Pets must be leashed when outside, and cannot be kept for commercial purposes.
- Parking & vehicles: Parking spaces are assigned as limited common elements. No boats, campers, or trailers may be parked on the premises; trucks are limited to standard 2-ton pickups or smaller. Vehicles under the building must be 7 feet or shorter.
- Flags & signs: US and North Carolina flags are allowed up to 4x6 feet. Political signs are allowed only from 45 days before to 7 days after an election, max 2x2 feet, one per unit.
- Assessments & fees: All unit owners pay annual assessments for common expenses. At initial sale, buyers pay a working capital fee equal to 3 months' assessments. Late payments incur a charge of $20 or 10% of the amount due, whichever is greater.
- Insurance: The association carries master insurance (100% replacement on the building, $1M+ liability). Each owner must carry their own casualty and liability insurance (at least $500,000 for residential units).
