This declaration of covenants, conditions, and restrictions applies to all lot owners, and it establishes rules for property use, maintenance, assessments, and architectural control. - What you own & maintain: You own your lot and the townhome structure, but the association provides exterior maintenance (painting, roofs, gutters, landscaping) and maintains common areas. You are responsible for maintaining any fenced or enclosed portions of your yard.

- Architectural review: Any exterior changes, additions, fences, or structures require written approval from the board or an architectural committee. If no decision is made within 30 days of submission, approval is deemed granted.
- Parking & vehicles: Each lot is entitled to two parking spaces. Boats, trailers, campers, and recreational vehicles cannot be parked in common areas or on private road rights-of-way.
- Use restrictions: Properties must be used for residential purposes only. No commercial signs (except small for-sale/for-rent signs), no exposed above-ground fuel/water tanks, and no activities that create disorderly or unsightly conditions. Garbage receptacles must be at the rear of the dwelling.
- Party walls: Walls shared between adjoining townhomes are party walls. Repair and maintenance costs are shared proportionally by the owners who use the wall. Disputes are resolved by arbitration.
