Brantley Woods is a single-family home subdivision in Middlesex, NC, governed by restrictive covenants that run with the land. These rules bind all lot owners and cover what you can build, how you can use your property, and neighborhood upkeep. This document is the full set of covenants, plus a later waiver that allows detached garages.
- Architectural review: All buildings, fences, satellite dishes, and detached garages need written approval from the Architectural Committee before construction or alteration. If the committee doesn't respond within 30 days, approval is deemed given.
- Building & lot standards: Only one single-family, stick-built home per lot, with a minimum living area of 1,600 sq ft (one story) or 1,800 sq ft (two story). Attached garages must hold 2–3 cars, and detached garages (allowed by the 2009 waiver) can hold no more than 2 cars and must match the home's exterior materials. No slab foundations, no manufactured or modular homes, and construction must finish within 12 months of starting.
- Land use & businesses: Lots are for single-family residential use only. In-house businesses are allowed only with written Architectural Committee approval and must be run by residents; in-house daycare is prohibited. No signs except temporary 'For Sale' signs.
- Vehicles & parking: Street parking is prohibited, and no unlicensed vehicles or trailers may be kept on lots or streets. Tractor-trailers are never allowed. Motor bikes and ATVs are banned except on Lots 7, 8, and 9. Travel trailers, campers, boats, and utility trailers need committee approval.
- Pets & animals: Only dogs, cats, and birds are allowed, with a maximum of two house pets per lot. Dogs kept outside must be in an approved fence. On Lots 7, 8, and 9, up to two horses are permitted, but not for breeding or commercial use.
- Maintenance & appearance: Owners must keep their lots free of tall grass, weeds, trash, and debris, and must mow unpaved areas in front of their lots. Clotheslines visible from public view are prohibited. Garbage containers must be kept in the backyard, out of sight.
- Fences: Fences require written Architectural Committee approval for location, material, and height. The committee may impose a uniform fence requirement for all lots.
- What this document doesn't cover: This document does not cover HOA fees, assessments, or a homeowners association—enforcement is left to homeowners and the Architectural Committee. It also doesn't address leasing or rental restrictions.
